    The Scottish Property Federation is the voice of the real estate industry in Scotland, an industry that accounts for one in every 13 jobs. We work collaboratively with policy makers and other industry stakeholders to create a thriving built environment that provided the homes, leisure and employment spaces that Scotland needs.

Event: Breakfast briefing: Where is investment coming into UK real estate? 
This breakfast briefing will provide an overview of current capital flows from the CoStar and RE:UK report, mapping where domestic and global investment is entering UK real estate and what the latest signals mean for housing, specialist residential markets and strategic positioning.

Panel: Taking score: Is Government delivering on its housing ambitions? 
This session will assess the Government’s progress on its housing commitments, examining where delivery is on track, where gaps remain, and how policy performance is shaping confidence, investment decisions and capacity across the sector. Bringing together perspectives from policy, development and finance, the discussion will explore what is needed to unlock momentum and create the conditions for sustained progress.

Panel: The Build to Rent Alliance Code: Evidencing standards 
This panel will explore how the Build to Rent Alliance Code shapes a more consistent, transparent and accountable framework for institutional residential at a time of heightened scrutiny and evolving investor expectations. It will examine how clearer, evidence‑based standards can strengthen quality, reinforce trust, and support a more resilient, high‑performing Build to Rent sector.

Panel: Homes England on supporting and working with investors  
This session will outline how Homes England and the National Housing Bank will support affordable housing providers to deliver affordable homes and regenerate communities at scale. This will include the Agency’s role in providing long-term grant certainty and tailored finance support through the National Housing Bank.

This session will also highlight the role of the Agency’s regional model in supporting collaboration across local, regional and national stakeholders to support affordable housing providers to deliver homes faster, more sustainably and with confidence.

Panel: Senior Living – The investment case for supporting health, independence and system resilience
 
This session will examine the investment case for senior living through the lens of its demonstrable social value – specifically, how purpose-built retirement communities and extra care housing deliver improved health outcomes for residents, supporting wider system resilience. It will explore how assets that reduce public system pressures and support integrated communities are well-positioned to attract enabling policy environments and long-term investment.
