    The Scottish Property Federation is the voice of the real estate industry in Scotland, an industry that accounts for one in every 13 jobs. We work collaboratively with policy makers and other industry stakeholders to create a thriving built environment that provided the homes, leisure and employment spaces that Scotland needs.

The UK construction industry stands at a pivotal crossroads in 2025, facing a convergence of structural challenges and transformative opportunities. From a deepening skills shortage and rising labour costs to sweeping regulatory reforms and ambitious net-zero targets, the sector must rapidly adapt or risk falling short of national housing and infrastructure goals. This discussion will explore the critical issues reshaping the industry today: workforce capacity, financial resilience, digital innovation, regulatory compliance, and sustainability mandates. It will examine how government policy, private sector response, and evolving technologies are influencing construction’s direction—and what must change to rebuild trust, drive productivity, and ensure long-term viability. With an emphasis on reform and resilience, this session aims to spark informed dialogue on how the industry can move beyond crisis toward a more confident and sustainable future.
